What happens if something goes wrong?” This guide walks you through every stage of the JM process — from your first enquiry to the day you step into your beautiful new room.
Step 1: Your Free JM Home Survey
The process begins with a free, no-obligation home survey. A JM surveyor visits your home, inspects your loft, and discusses your vision and requirements. There is no cost and no commitment involved.
At the survey, JM will:
- Assess your loft's structural suitability
- Measure your available head height and floor area
- Confirm which type of conversion best suits your home
- Discuss your planning position (Permitted Development or full planning?)
- Talk through your vision for the space
- Provide a fixed-price quote within 5 working days
Step 2: Design & Planning Application
Once you accept JM's quote and pay your deposit, JM's in-house architect draws up your approved designs. If your conversion requires planning permission, JM prepares the full planning application and submits it to your local authority.
For Bath & NE Somerset Council submissions, JM's heritage design experience ensures applications are supported with the right design rationale and materials specification.
Step 3: Building Regulations Submission
Separately from planning, a building regulations application is required for all loft conversions. JM prepares full structural and technical drawings and submits to building control. Our structural engineer handles all calculations.
Step 4: Construction
Construction begins once planning and building regs are in place. A dedicated JM site manager is assigned to your project from day one. The build sequence for a typical dormer conversion:
- Scaffolding erection
- Felt, batten, and tile removal from work area
- Steel beam installation
- New floor joists and structural frame
- Dormer framing and weatherproofing
- Window installation
- Roof tiling and felting complete
- Scaffolding down (if safe to do so)
Step 5: First Fix & Second Fix
First fix covers the structural and service rough-ins: electrical wiring, plumbing rough-in, and stud wall construction. Second fix completes the interior: plastering, electrical fittings, plumbing completion, tiling, joinery, and decoration.
Step 6: JM Handover & Aftercare
Your JM project manager walks you through the completed conversion at handover. We conduct a full snagging list before handover — JM doesn't leave until every item is resolved. Your 10-year JM guarantee begins from handover day.
