A loft conversion is one of the most significant investments you can make in your home. Done well, it adds space, value, and quality of life. Done without proper consideration, it can cause unnecessary stress and expense. JM has completed over 200 loft conversions across Somerset and Wiltshire β and in that time, we've seen the questions that make the difference between a smooth project and a difficult one.
Here are the five things JM recommends considering before you start:
1. Is Your Loft Actually Suitable?
Not all lofts can be converted β at least not without major structural work. The key factors to check:
- Head height: You need a minimum of 2.2m from the floor to the ridge. Lower and conversion may not be viable without significant construction.
- Roof structure: Modern βtrussed rafterβ roofs (common in homes built after about 1970) can be converted but require additional structural work compared to traditional cut roofs.
- Staircase access: Where will your staircase go? This is often the trickiest problem in Victorian floor plans.
JM's free home survey answers all of these questions before you commit to anything.
2. What Do You Actually Want to Use the Space For?
The intended use of your loft room matters enormously for design, cost, and planning. A bedroom requires a certain ceiling height and fire safety provisions. A bathroom adds plumbing cost. A home office has different natural light and ventilation needs than a bedroom.
JM will advise on the optimal layout for your specific goals β but it's important to think this through before your survey, so JM can design around your real needs.
3. Do You Need Planning Permission?
Most loft conversions don't require planning permission β but some do. This is particularly important in Bath, Bradford on Avon, Frome, Wells, and other towns with significant conservation areas. Read JM's full guide to planning permission in Somerset and Wiltshire β
4. What's Your Budget β and Is It Realistic?
Have a realistic budget before you start approaching contractors. In Somerset and Wiltshire, a quality loft conversion typically costs:
- Velux: Β£20,000βΒ£32,000
- Dormer: Β£35,000βΒ£50,000
- Hip-to-Gable (+ dormer): Β£50,000βΒ£65,000
- Mansard: Β£45,000βΒ£70,000
Be cautious of quotes significantly below these ranges. Read JM's full cost guide β
5. Who Will You Choose β and Why?
Choosing the right loft conversion company is the most important decision you'll make. JM recommends checking:
- FMB membership (vetted tradespeople, client protection scheme)
- Checkatrade or Trustmark verification
- Local completed projects you can view or inquire about
- Fixed-price quotes (avoid contractors who quote by the day or without a detailed specification)
- Work guarantee β JM offers 10 years
